Home Watch Services

Home Watch is a visual check of an unoccupied home or property, looking for obvious issues, to find potential damage in early stages before it becomes a disaster.

At Butterflies & Daydreams Home Watch, we provide regular and thorough home watch visits, carefully checking both the exterior and interior of your home and property for potential issues and signs of damage. On our first visit, we create a comprehensive checklist customized to your unique property. During each visit, we follow this checklist closely, making notes and taking photos to document the visit. Using our training and specialized tools, we look for potential issues, early signs of damage, irregularities, and anything that may require attention. After each visit, you’ll receive a detailed online report. Our reports are completed and delivered electronically through the QRIDit software platform. If any immediate concerns arise, we will notify you promptly and coordinate with trusted service providers to address the issue.

 

Our home watch services are available on a weekly visit or three visits per month basis to meet most insurance company requirements.  We do not offer once a month visits, as too much time could pass before damage is discovered

 

The first visit will include an additional one-time new client setup fee.  This includes the initial walk-through, file set up and key duplication.

Vacation Watch

We offer vacation watch services for clients away for shorter periods.

​

For frequent travelers, our Home Watch Visit 6-Pack makes scheduling extended coverage simple and convenient. Please note the first home watch visit includes the one-time new client setup fee.

 

For those enjoying a short trip, a combinations of our concierge services is an excellent option.

Sample Home Watch Visit Checklist

This checklist is provided as a general example of items that may be included in a home watch visit and is intended for illustration purposes. Each property receives a customized checklist

tailored to its unique features and needs.

Upon Arrival

  • Turn on the main water supply

  • Collect mail and remove any packages or flyers left by the door

  • Check grounds and landscaping for irrigation issues and critter damage, verify that landscaping is being maintained as scheduled

  • Verify that snow removal services are being maintained as scheduled

  • Check exterior security lights

  • Check for ice dams, snow load on roof and for any visible winter storm damage      (from ground)

  • Visually check exterior windows, doors, screens, sliders, fencing and roofline.     (from ground)

  • Check gutters for debris, leaves, or obstructions

  • Check exterior HVAC equipment

  • Ensure snow is cleared around all exterior heating vents (intake and exhaust), if accessible

  • Check the electrical panel for proper function and no tripped breakers

Interior

  •  Check all interior windows and doors, verify they are locked and secure

  • Check ceilings, walls, baseboards, floors, cabinetry, and closets for water damage or pest activity (using a flashlight, a temperature & humidity meter and a moisture meter)

  • Ensure all interior doors are open for proper air circulation

  • Test smoke detectors, carbon monoxide detectors, and fire alarms; replace batteries if needed

  • Exercise window and door shutters (if applicable)

Laundry Room

  • Run washer and dryer (short cycle)

  • Run water in the laundry sink or tub

  • Check for leaks or moisture buildup

Interior HVAC System

  • Check system operation (using an infrared thermometer and a temperature & humidity meter)

  • Verify thermostat settings and adjust as needed

  • Record interior temperature and humidity readings

  • Check, clean, or replace air filters (if accessible)

Kitchen

  • Run water in sinks and operate garbage disposal

  • Check under-sink plumbing for leaks

  • Run the dishwasher through a short cycle

  • Check refrigerator and freezer for proper operation and temperature (using an infrared thermometer)

  • Confirm all appliances are turned OFF

Bathroom

  • Run water in sinks, showers, and tubs

  • Brush and flush toilets

  • Check for leaks, signs of moisture and pests.

Wine Room

  • Verify proper temperature and humidity (using an infrared thermometer and a temperature & humidity meter)

Garage

  • Check ceilings, walls, baseboards, and floors for signs of water damage or pests

  • Check humidity levels

  • Check vehicles for signs of humidity bloom or corrosion

  • Check water heater for leaks; ensure it is off or set to vacation mode

  • Operate the garage door and ensure proper function

Lanai & Pool Area

  • Make sure outdoor furniture is properly stored

  • Check pool water level, filtration equipment, and overall condition

  • Check pool cage and screens for damage

Departure

  • Turn off main water supply

  • Enable the home’s security system
